Rental property package, per unit

What a landlord needs to fit per unit, plus the part that usually gets missed: the record. Three sealed combination alarms with the manufacture date visible, a 2.5 lb kitchen extinguisher with the service tag kit, a Class A first-aid kit, and a laminated compliance card for the meter cupboard showing what was fitted, when, and when each item reaches end of life.

Requirements vary by state and municipality and we are not in a position to certify yours — check the local code. This is the equipment and the record; the sign-off is between you and your inspector.

Fitting and care. Fill in the compliance card at the point of installation, not afterwards, and photograph it in place; that photograph is worth more than the card when there is a dispute about what was fitted and when. Record manufacture dates as well as install dates. Repeat the check between tenancies rather than annually — the change of occupant is when things get painted over, taken down, or borrowed.
